HEATING & AC
AIR CONDITIONING UNITS AND COOLING Very expensive to run approx £2.00 per hour. You can incur large bills especially if you are not controlling it while renting. Noisy, unsightly and usually not installed with the property, meaning the buyer would need to purchase and fit. We provide underfloor heating and cooling throughout all of the properties maintaining a controlled temperature. Highly energy efficient and discrete (hidden) - saving a massive 80% on your ongoing energy bills. Carbon emissions are reduced by up to 80-90 per cent, making it great for the environment too.
HEATING Not normally provided. Only pre-installation is sometimes provided meaning pre-wired only with no units or connection. Buyer would need to purchase and contract fitting. Our cutting-edge technology taps into the natural thermal energy to provide low-cost heating and cooling, It's silent, and so effective that even Sir Richard Branson, Elton John, and the Queen have it. For all hot water needs the Geothermal heat pump provides underfloor heating and cooling. No intrusive pipework.
BOILER FOR HOT WATER SUPPLY Normally only electric emersion heaters are provided with an 80-ltr water tank supplying insufficient hot water for
domestic use. Gas bottles are sometimes supplied as an alternative through a retailer which are inconvenient for the modern family.		 Our geothermal heat pump gives copious amounts of hot water at a minimal cost. Continuous use and supply – no waiting around for hot water or running out to change gas bottles.
COMMUNICATIONS
TV/SATELLITE/ TELEPHONE/ INTERNET ACCESS Only pre-installation provided, normally no infrastructure arrangements are made for these utilities. It can take over a year to get connected.
Unsightly large satellite dishes are normally the only alternative and are expensive to install		 All facilities readily available. Takes away the hassle, while saving you time, money and inconvenience.
POOL AND GARDENS
POOLS Not normally included would need to buy either through the developer or via a subcontractor. Via developer - payment is required at the outset and is usually very expensive. Remember - the developer is not obligated to complete the pool the same time as the house.
Via subcontractor - the completion date for the property is usually only given one month before; therefore there is no time to pre-book your pool. You will need to apply for planning permission (not always guaranteed) and allow up to 12 months for completion.		 Completely included as part of the purchase. All installed and ready to use from day one. Allows you to relax and fully enjoy your house without any hassle. After all, that's what buying in Spain is all about!
POOL AND GARDEN TERRACE Buyers beware. When you buy the pool, you don't necessarily get the terrace as part of the package, you should check as out door terrace not normally included. All Las Torrentas homes have large tiled terraces all completely included. Your pool is a great asset. So we've designed patios that flow from the house to poolside via the terrace so your home is fully usable from day one.
HARD LANDSCAPING AND PLANTING Landscaping can be very expensive in Spain, you need to oversee the project, this can be very time consuming. Remember - hard landscaping can be backbreaking in the heat of the sun. Landscaped and planted gardens are fully included. Allows you to enjoy your garden from day one. We ensure we use plants that can withstand the heat.
DESIGN
WARDROBES, SHELVING AND HANGING Not normal to have fitted wardrobe liners, shelves or hanging rails. The buyer would need to contract a local craftsman to install these. All wardrobes are fitted complete with shelving and hanging rails. Your house is ready for you to enjoy from the start, no clutter.
